The site is situated on the edge of Dudley Town Centre with vehicle access provided off Dock Lane to the south of the site. Wellington Road runs to the west and connects the site to the local road network. Wolverhampton City Centre is located approximately 6.2 miles to the north east and Birmingham City Centre is approximately 16miles to the east.

The former leisure centre sits on a site of approximately 5.75 acres. This incorporates the former leisure buildings, landscaping and tarmac carpark. The buildings comprise of the former reception, swimming pool, sports hall, squash courts and function rooms. Externally is a lightweight structure which encloses a sports pitch. Potential purchases should note that the Dudley canal tunnel runs under part of the site.
